Villabook Booking Conditions


Villabook is the booking agent on behalf of the owner, based in North Cyprus. A booking form must be completed by a party member who must be at least 25 years of age, and who will then be deemed as the primary contact for all persons shown on the form.

For instant bookings the form is sent after the booking for completion. This ensures we have all your details for your stay. Please return this immediately to Villabook. If you haven’t yet booked flights please send over with TBA on the form. To avoid cancellation of your booking we must be in receipt of the booking form.


A copy of the passport of the lead name passenger is required for all confirmed bookings, this helps combat against fraudulent bookings and is a security requirement in the TRNC.


20% or 25% of rental cost at the time of booking, depending on the website that you booked on. This secures the dates of the villa. Final payment is payable 60 days before departure date.


The amount stated per villa in the booking advert. This will be refunded once management confirm no unreasonable damage to house or contents or excessive use of electricity. This is refunded within 14 days of departure.


Rental prices include an allowance for electricity of specified units per day. Any units used in excess of this figure will be charged at a cost of 35p per unit. Readings will be taken prior to your arrival and again on your departure, with any excess charge taken from the security deposit. Air conditioning units can use up electricity and we advise guests to use wisely and not to leave running while out. You can keep a check on your consumption when shown the meter and reading on your arrival.


A deposit secures your booking and is non refundable unless the UK Government advises against travel due to Covid 19 restrictions as below.


In the event of you cancelling your reservation the following charges will apply.

Due to Covid-19 we understand the changing world we are now living in.

Holidaymakers who are fully vaccinated who cancel at least 14 days before check-in due to Covid-19 restrictions as per the UK Government Travel advice, preventing them from travelling, will get back 100% of the amount that they've paid.

If they cancel between 7 and 14 days before check-in, they'll get back


Passengers who are not fully vaccinated are not covered for a refund


If booked direct with Villabook, the following cancellation policy applies:

Holidaymakers who cancel at least 60 days before check in will be loss of deposit.

If they cancel between 30 and 60 days before check in they

will get 50% refund. After this no refund.

If you book via one of our partner website e.g AirBNB, VRBO ,Trip Advisor, the cancellation policy advertised on their website applies as you pay to them and agree terms and conditions on their sites which differ from site to site.


Please ensure you have adequate travel insurance. Our insurance covers the villa and contents but does not cover any loss or damage to your personal items. You may wish to book a travel insurance that covers you for Covid-19


Alterations to a confirmed booking can sometimes be made at the owners' discretion and the client's request. Please confirm changes in writing.


Villa occupancy is limited to a maximum number of guests as advertised and paid for.


Some villas are hard to find here in North Cyprus with few road names street lights and no sat nav. We offer a taxi transfer service, who know the villas, also car hire service delivered to the villa. Please note if you decide to arrange your own cars from the South side, cars are not allowed to cross the border. We can provide you a map of co-ordinates to find the villa, although not the most accurate due to lack of street names .Villabook are not responsible for getting you to the villa if you make your own arrangements.


Is normally after 16.00 hrs on the day of arrival, and guests are asked to vacate the villa by 10.00 hrs, to allow for cleaning before the next guests arrive. The key safe code is issued before departure. We have a non-contact access via key safe.


Guests are responsible for their own safety and that of young children, especially in the pool and its surrounding area. Please take care on the tiled areas inside and outside the home, as these can be slippery when wet.


We provide sufficient hand sanitiser, antibacterial soap products at the property entry points and key areas, and also encouraging hand washing regularly with water and soap for at least 20 seconds . We have implemented social distancing policies during check-in and check-out, and during any interactions with guests, staff and the local community when possible, and encourage minimising these interactions .

We recommend removing shoes when entering the property and leaving them at the entrance (if possible, outside)
